What is Construction Management
Using Construction Management, Founded becomes the main contractor and we are appointed by the client on a fixed fee to manage the various sub-contractors that we tender, recommend and coordinate on site. We work on the clients’ side to maximise the clients’ profits whilst working to protect your design.
We competitively tender the different elements of the project, once detailed design is complete and work packages are tendered to at least three sub-contractors. Selection of all the sub-contractors is based on the suitability of the trades that match the project requirements, qualifications and experience.
In addition, we tender to local trades to increase the opportunity for local participation of materials suppliers and sub-contractors as these are often found to be more cost effective. This method of construction is completely non-adversarial as trades and consultants are appointed directly by the client and are managed by us.
Therefore, from the outset the project instils the true essence of collaboration and working within the spirit of the contract with a common goal to deliver a successful project at a fair price.
