The design suffers, the programme lengthens, and often the final finish is not to the standard they expected and worst of all, the costs run out of control.

Unlike traditional methods of procurement by a main contractor, Founded has a proven record of making tangible cost savings against a main contractor whilst adding value through their extensive experience by understanding complex designs to be built on site.


Deliverables:

• Founded will prepare and issue all the current planning documents prepared to the selected trade contractors for early market pricing.

• Compile a minimum of 3 sub-contractors for each package based on the project requirements ensuring that each s/c produces work to the appropriate standard.

• Integration of BIM: More efficient working by designers, surveyors and contractors through shared use of the same information models

• Reduction in unnecessary waste

• Ability to provide more comprehensive and useful as-built information

Lifecycle analysis for future building running costs and maintenance:

• Assisting decision-making by outlining whole life and operational costs

• Aligning sustainable design criteria with budget and cost objectives of the design brief

• Costing sustainable design, maintenance and long-term operation

• Providing on-going reviews of sustainability capabilities, costs and performance

• Identifying sustainable products and suppliers

• Supervising construction site activities, waste management strategies and regulatory compliance

• Full tender assessment of each trade contractor’s return to enable a single recommendation of each trade contractor to you.

• Prepare a single contract for each individual trade contract under JCT TC 2016.

• Supply chain management: Prepare each individual supply order direct with the client. In some cases, this is procured by a proforma by the manufacturer or a trade contract under JCT TC2016.

• Statutory and other project requirements alongside the prestart tendering it is imperative that all statutory deliverables are known and dealt with appropriately within suitable time scales.

• Managing consultants. There are a number of areas where consultants are required to interface with the various sub-contractors throughout the project and the management of this process is key to ensuring that the project is completed on time.

• Obtain material samples for sign off.

• Act as Principal Contractor under JCT CMA 2016

• Arrange all required insurances

• Early appointment of site manger

• On site BREEAM coordination

• Submission of F10

• Produce first drafts of the construction plan and circulate to site manager for comment,

• Produce Construction Management Plan

• Traffic Management Plan

• Considerate Contractor Scheme application

• Issue final draft of construction programme together with list of key dates to all parties

• Weekly review progress against the construction programme and report any issues to client and consultants.

• Weekly review cost plan against the programme and the cashflow forecast and report any issue to client and consultants.

• Monthly issue of a report to client and consultants detailing progress for each s/c and cashflow for the project in conjunction with the site manager / cost consultant.

• Weekly discussion on workmanship and dimensional accuracy with the site manager ensuring that at every stage there are checks on quality and dimensions. Note: any variations need to be regularly reported to consultants and rectification / action agreed.

• At the completion of each sub-contract package the consultants are required to snag works and agree the final account.

• Issue Interim certificates

• Manage the snagging rectification
